Rock Creek Property Group is looking to offload a mixed-use Dupont Circle property anchored by two well-known restaurants.

The Bethesda real estate firm recently retained commercial brokerage Feldman Ruel to market 1801-1807 18th St. NW. The buildings span 22,838 square feet, including 16,257 square feet of retail across eight units, 2,813 square feet of office across two units and four multifamily units totaling 3,455 square feet, marketing materials show.

The complex, 91% occupied, fronts both 18th and S streets NW. It is anchored by James Beard-nominated Korean restaurant Anju and pizza chain Pupatella, which collectively occupy nearly 6,800 square feet, according to marketing materials. Other tenants include Blue Planet, which sells scuba and snorkeling equipment, and Parkhurst Associates, a mental health service provider.

There’s currently about 2,000 square feet of vacant retail space, according to marketing materials.

Josh Feldman of Feldman Ruel said he expects the listing to sell for between $11 and $13 million. Feldman Ruel is targeting midsized buyers who would “buy it, put it in the family trust and don't sell it,” he said.

Feldman said the property is likely too expensive for small-scale investors but not large enough for institutional-sized investment firms, making it a fairly unusual offering.

“To have this kind of scale on something like this … you don't really see that very often, especially something that is almost fully leased and has been well-operated,” he said in an interview.

The properties’ combined 2026 proposed assessed value is $11 million, according to the Office of Tax and Revenue.

Rock Creek bought the complex in 2017 from Dupont Properties II LLC for a combined $7.5 million, per deed records, and then launched a renovation that included a new facade, awnings and windows. The property is part of an investment fund managed by the current owner that is being “wrapped up,” according to Feldman.

“At the same time, they're in a really good position with it,” he said. “And if it takes a while to get the right deal done, then so be it.”
