Feldman Ruel Property Management is looking for a Maintenance Technician to take charge of maintenance operations at our property in Salem, VA. This is a hands-on leadership role: you will personally execute maintenance tasks, mentor and coordinate a team, oversee vendors, and ensure the property remains safe, functional, and well-maintained. Your work directly supports resident satisfaction and the long-term value of our assets.
This role will serve as the primary on-site lead, providing hands-on maintenance, supervising maintenance activities, coordinating vendor work, and ensuring high-quality service delivery for our residents and owners. HVAC experience is preferred, but not required.
Responsibilities:
- Monitor and close basic maintenance tickets, including but limited to: installing and repairing locks, patching and painting, installing and aligning doors, replacing ceiling tiles, servicing appliances, and other similar tasks
- Perform site visits. Observe and document the state of building structure and systems
- Execute property maintenance guides
- Develop and implement standard work processes
- Basic time tracking, accounting, and some data entry
- Build, maintain, and grow relationships with existing tenants and owners

Qualification & Skill Requirements:
- High school diploma or equivalent; technical certification preferred (HVAC, electrical, or plumbing experience strongly valued).
- 5+ years of maintenance experience, preferably in residential properties.
- Experience in a lead or supervisory maintenance role is a plus.
- Strong knowledge of building systems: electrical, plumbing, HVAC, carpentry, and general repairs.
- Ability to read and follow maintenance procedures, manuals, and safety protocols.
- Strong leadership, communication, and customer service skills.
- Ability to prioritize work, manage multiple tasks, and coordinate vendors.
- Comfortable using maintenance software, email, and basic computer programs.
- Reliable, punctual, and detail-oriented.
- Valid driver’s license (required).
Physical Requirements:
- Able to lift at least 50 pounds repeatedly.
- Able to stand, bend, kneel, climb, and work in physically demanding positions.
- Comfortable working on ladders up to 10 feet.
- Ability to walk long distances and climb multiple flights of stairs.
- Capable of using hand tools and power tools safely and effectively.
- Able to work indoors/outdoors in various weather conditions.
- Willing to work Monday–Friday with occasional overtime and on-call emergency shifts.
Other Requirements:
- Must have a valid driver’s license in good standing, along with bodily injury insurance coverage of at least $100,000, is required for this position.
- Must be able to pass a drug test and complete a satisfactory background check
Schedule:
- 8-hour shift
- Nights as needed
- Overtime
- Weekends as needed
Work Location: In person
Timing: 8:00 AM – 5:00 PM Monday through Friday. These working hours include a 1-hour break.
Compensation/Benefits:
- $20-$24 per hour
