At the time of sale, the property’s first level was occupied by Bar Charley, a popular American restaurant and bar, on a long-term lease. The second level, consisting of approximately 1,500 square feet of commercial space, and the third level, configured as two 1BR/1BA multifamily units, were both delivered 100% vacant at closing. The asset sold for $2,700,000, or $565 per square foot.

The buyer, a local family office, acquired the property as a long-term investment. They were able to secure a retail tenant for the second-floor space prior to closing, allowing them to obtain favorable financing, and plan to renovate the third level residential units before leasing them to residential tenants.
